Access Statement

Treaslake Farm and Holiday Cottages are combination of a collection of 500 year old stone and thatched cottages in addition to modern holiday cottages.  The site is mainly level, however, there are areas which contain steps and slopes and some uneven ground - please use the description below in conjunction with the floor plans to make sure that your requirements are met, prior to booking a holiday cottage.

Entering Treaslake Farm and Holiday Cottages is via wooden gates from a quiet country lane. As you drive past the main farmhouse, there is a pond immediately on your left, with Owl Cottage directly in front behind the car park and Mallard and Squirrel Cottage on the right.  Badger, Otter, Stream and Rose Cottages are behind and to the side of the main farmhouse.

Owl Cottage: 

Unloading and parking is in the car park immediately next to the cottage.  Owl Cottage is of modern construction, with no internal steps or uneven floors.  There is a wide, even staircase externally to the front door, as this cottage is an apartment on first floor level.  The cottage is all on one level, without any internal stairs or slopes and with one door into the property.  Upon entering the cottage, you are facing the kitchen/diner to your right and the lounge area is straight ahead.  There is a Velux window in the kitchen above the sink and two standard windows in the lounge area.  Walking through the lounge area, on the right there is the bathroom with bath/shower over, basin and wc.  The bathroom has a Velux window.  On the left is a large storage cupboard.  Beyond the bathroom on the right is bedroom 2, with a Velux window.  At the end of this corridor is the master bedroom, with 2 standard windows providing a dual aspect view.

Mallard Cottage:

Unloading can be adjacent to the cottage, cars should then be parked in the area behind Owl Cottage.  There is a gentle upwards slope (wide enough for a wheel chair) to the front door.  Mallard Cottage is of modern construction with one single staircase and no uneven floors.

Through the front door, enter on a level into the lounge/diner, with the stairs to the first floor directly facing the front door.  To the left of the front door is the kitchen.  At the back of the lounge/diner is a door into the ground floor double bedroom.  Adjacent to the bedroom, through a wide sliding door, the en-suite wet room is level and has been built in mind of guests in a wheelchair, with a easy access through a wide sliding door.

Up the single flight of stairs, the 3 bedrooms, en-suite toilet and family bathroom are all on a level.

Squirrel Cottage:

Unloading can be adjacent to the cottage, cars should then be parked in the area behind Owl Cottage.  There is a gentle upwards slope to the front door.  
Squirrel Cottage is of modern construction with one single staircase and no uneven floors.

Through the front door, you enter on a level into the lounge, with the stairs to the first floor directly facing the front door.  To the right of the front door is the kitchen/diner.

Up the single flight of stairs, the 3 bedrooms, en-suite toilet and family bathroom are all on a level.

Otter Cottage:

Unloading and parking can be adjacent to the front door.  Beyond the front door at right angles to it, there is one step down and then an uneven path to six more narrow, uneven steps, which leads to the pathway in front of Stream and Rose Cottage.

There is a single step up to the front door and then into the porch.  The lounge is through the porch, with the open plan kitchen directly beyond the lounge.  There is one step out of the patio doors from the kitchen to the outside dining area and then one step down to the level awned area.  The master bedroom with en-suite shower room is to the left of the lounge and is all on one level, as are the other two bedrooms and family bathroom.

Briar Cottage:

No parking adjacent to this cottage, access via a the level footpath leading up to the front door.
There is one step down half way along the footpath to the front door.  Enter the front door into the lobby, with the cloakroom and wc on the right.  Proceed forward, one step down into the kitchen/diner.  Level floor through the kitchen door to the lounge.

Steep, dog legged stairs lead to the first floor landing.  There is a small step to the right, before the corridor adjacent to the twin room and bathroom.  Please note that upstairs floors are original and uneven.

Rose Cottage:

Unloading and parking is adjacent to the cottage.  There is a gentle slope and the path is slightly uneven, leading into the covered porch.  The path continues passed Rose Cottage to Stream Cottage, the path is uneven and there is one step down between the two cottages.  Outside Rose and Stream Cottage, in between Otter Cottage, there is a small lawned area, which is very slightly sloping.

On entering from the covered porch, the floors are level through out.  Directly into the lounge/diner, with the staircase is in facing the front door.  There are x steps up and then the staircase turns at a right angle.  There is an opening from the lounge/diner into a passage, with the large family bathroom with bath/shower over, wc and basin directly in front and to the right is the kitchen.

On the first floor, directly facing the top of the stairs, is the wc and basin.  To the left is the large double bedroom and to the right is the large family room.  All floors on this level are even and there are no additional stairs or steps.

Stream Cottage:

Unloading and parking is adjacent to Rose Cottage.  Access is via a path which passes in front of Rose Cottage and the covered entrance porch is at the far end of Stream Cottage.  The external path is gently sloping, uneven with one step down.  Outside the cottages, in between Otter Cottage, there is a small lawned area, which is very slightly sloping.

Entering from the covered porch, the floors are level though out.  Directly into the lounge/diner, with the kitchen at the back on the left and on the right is the family bathroom with bath/shower over, basic and toilet in addition to a storage cupboard. 

To the side of the lounge are the stairs to the first floor - 3 steps up and then the staircase turns at a right angle.  From the top of the stairs, the master bedroom is on the left, with en-suite shower room directly off.  Directly facing the top of the stairs is the airing cupboard and to the right is the 2 other bedrooms, both containing twin beds and fitted wardrobes, one with a sink tucked behind the door.
