Terms and Conditions

CONTRACT

The contract for your holiday rental will be between the owners of Treaslake Farm (referred to as “us” or “we”) and the person making the booking and all members of the holiday party (referred to as “you” or “your”).  It is governed by UK law.  The contract will become effective when Treaslake Farm issues the confirmation letter and will be subject to all the following booking conditions.

BOOKING TERMS

Bookings are not confirmed until such time as we have received a completed booking form and the cleared deposit.

Bookings made through our on-line system are provisional until we provide confirmation of the reservation

PAYMENT

Once a provisional reservation has been made, Treaslake Farm will send a booking form and an invoice for the non-refundable deposit.  Bookings are confirmed on receipt of the completed booking form and when the deposit has cleared. 

The payment terms are as follows:-

  • Bookings must be accompanied by a 25% non returnable deposit.
  • The balance payment is due 6 weeks before the start date of the holiday.
  • Bookings less than 6 weeks prior to the start date of the holiday must be accompanied by the full payment.
  • Bookings for short breaks must be paid in full at the time of booking.

Non payment of the balance of the rental on or before the due date, shall be construed as a cancellation of the contract.

CANCELLATION

Once you have a confirmed booking, you are responsible for the agreed rental cost in full, even if you subsequently cancel.  Cancellations must be immediately notified to us in writing by e-mail or registered post.  If we are able to re-let your booking, we will refund to you the final letting fee (which may be less than you paid, depending on the amount we were able to charge for the re-let) minus a £50 administration fee.  Cancellation insurance is not compulsory but we strongly recommend such insurance, to protect against the cancellation policy.

ARRIVAL AND DEPARTURE

We welcome our guests from Friday or Saturday (depending on which cottage is booked) from 15:00 hours and we ask you to vacate the property by 10:00 hours on the day of departure.  House keepers have a limited time to prepare the property for the next guests and you are asked to respect this. We may be able to accommodate an earlier check-in if needed. A late check-out of up to 3pm may be possible, there is an additional charge of £20 for Owl and Badger Cottage, £25 for Rose, £30 for Squirrel, Stream and Otter Cottage and £40 for Mallard Cottage.

Tesco’s, Sainsbury’s and Waitrose all deliver, but please book a delivery slot at least 2 hours after you plan to arrive to allow for unscheduled delays, as we can’t accept supermarket deliveries on your behalf (guest’s signature required).

NUMBER OF PEOPLE USING THE PROPERTY, GROUP BOOKINGS AND CAR PARKING

The maximum number of guests allowed for each cottage is stated on the description of each cottage as can be seen on our website.  Please advise us of any additional guests that might visit during your stay, as we have restricted parking and also note that these guests come under your full responsibility and that we reserve the right to ask any guests to leave the site, who do not behave in a reasonable manner. We do not allow additional visiting guests to use the pool at Treaslake Farm and Holiday Cottages.

Group Bookings

A maximum number of 3 cottages only, may be booked by one party.  A fully refundable deposit of £100 per cottage will be charged to cover damage and excess cleaning.  We request that no items are transferred between cottages.

Car Parking

One car parking space is available per cottage in the allocated spaces as per the access statement, any additional vehicles to be made by arrangement.

CARE OF THE PROPERTY

You are responsible for the rental property and are expected to take all reasonable care of it’s furniture, pictures, fittings and fixtures, in or around the property.  You must leave them in the same state of repair and tidy condition at the end of the rental period, as they were at the start of your stay.

DAMAGES & BREAKAGES

Accidents can happen and if they do we don’t want them to spoil your holiday.  For that reason we believe in taking a very reasonable position when it comes to any damage done, and will not charge you for the odd broken glass or plate.  We do ask you though to inform us of any incident, or if you find anything damaged upon arrival, at your earliest opportunity.  For any significant damage or loss, you are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand.  This includes the possible loss of keys.  Judgement of what is significant is at the owners’ discretion.

USE OF FACILITIES

The communal facilities are strictly reserved for the use of the owners, their holiday guests and any other authorised personnel made by the owners of the property.  Any of the on-site facilities may be withdrawn from use in the event of any circumstances which deem the facilities unsafe or present any risk to health and safety.  The facilities will be withdrawn in the event of any misuse or failure to comply with rules and procedures.  Guests are required to familiarise themselves with and observe the rules and procedures of Treaslake Farm and Holiday Cottages, contained in the Information Folder provided in each cottage.

CONCERNS AND COMPLAINTS

We will make every effort to make sure that you have a wonderful stay at Treaslake Farm and Holiday Cottages.  However, if you have any problem or cause for concern or complaint, we ask you to contact us immediately to give us the chance to resolve it.

PERSONAL INJURY & LOSS OF CLIENT PROPERTY

Guests and members of his/her party cannot hold the owners responsible for injury sustained or the loss or damage to any belonging during their stay at Treaslake Farm and Holiday Cottages.    You must take all necessary steps to safeguard yourselves  and your property.  Lost property:  There is a minimum of £10 + postage charge to post any items that you have left behind - please ensure everything is taken home with you!

CIRCUMSTANCES BEYOND THE CONTROL OF THE OWNER (FORCE MAJEURE)

If for any reason we have to cancel your booking in advance due to circumstances beyond our control (for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property - “force majeure”), you will be refunded the full amount of the booking, including deposit.  We will also do all we can to help you find alternative accommodation.  No additional compensation, expenses or costs will be payable.

DATA PRIVACY STATEMENT

Under the Data Protection Act 1998, we have a legal duty to protect any information we collect from you.

  • We take appropriate security measures to safeguard your data and apply security standards & controls to prevent any unauthorised access to it.
  • When you visit this website, your IP address, browser and version, operating system and the site you came from are stored in a log file.  This information is only used for statistical purposes to help improve this site.  Log files do not contain any personal information.
  • We do not use cookies for collecting personal information and we will not collect any information about you except that required for administration of the web server.
  • If you send us an e-mail message or postal address, we will use your e-mail/postal address and any information you provide to deal with and respond to your query, comments or booking.
  • This privacy statement applies only to websites belonging to and operated by Treaslake Farm and Holiday Cottage.  We are not responsible for the content or privacy practices of third party web sites that may be linked to our web pages.
